A Move-In Certified Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. According to statistics, there are 40 million decks in the U.S. that are over 20 years old. Since the year 2000, the number of injuries and deaths related to deck failures has been increasing according to the North American Deck and Railing Association (NADRA). The typical life expectancy of a wood deck is usually 15-20 years, assuming regular maintenance. Nothing lasts forever, and any wooden structure exposed to the elements 24/7 will require regular maintenance and inspection to ensure safe usage and long life.

As part of a home inspection, a deck should be checked for various things, such as structural integrity, railing size and strength, hardware type and condition, and staircase issues.

New Construction Phase Inspections

Protect your new home investment with a new build construction phase inspection. New construction homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything.  The phases of the home building process are:

  • PHASE I – Foundation
  • PHASE II – PRE-Drywall
  • PHASE III – FINAL Home Inspection

Radon Gas Testing

Radon is the 2nd leading cause of lung cancer. The main source of radon is soil under the home. The only way to know your risk is to test. Radon gas is colorless, odorless, and tasteless. There is no level of radon that is considered safe. Even below the EPA action level of 4.0 pCi/l is reason for concern because 2/3 of non-smoke related lung cancer cases are found in homes below 4.0 pCi/l. Mitigation is recommended if the Radon level is elevated in the dwelling. A properly mitigated home will bring the levels closer to 2.0 pCi/l.  This test takes 48 hours and is as simple as testing the air quality.  We will be able to report any Radon readings immediately without having to send off for results (which can take weeks).
